Commercial estate lease increase

AMSTERDAM - The commercial estate market has remained stable for the past year. By the end of June 2012, the total commercial estate area on offer within the Dynamis regions is close to 4.9 mln m2. The supply rate saw a less marked increase and went up by 5% in comparison with last year. The four regions with the highest supply rate are Amsterdam, Eindhoven, Utrecht and Rotterdam.

Thus the 'Sprekende Cijfers': Bedrijfsruimtemarkten report on the commercial estate market.
The transaction volume increased to 1.6 mln m2 between 1 July 2011 and 1 July 2012, amounting to a 23% increase from the previous year. The Rotterdam region witnessed the highest transaction volume, followed by Amsterdam, Tilburg and Utrecht. Noticeably, total estate leased in the Utrecht region is less than in the previous year (-2%).
The total logistics real estate area on offer on 1 July 2012 comes to well over 1.2 mln m2. 291,800 m2 of commercial estate was leased in the first six months of 2012, amounting to a 33% increase from the second half of 2011. The total logistics real estate transaction volume is to a considerable extent made up of a few large-scale transactions.
Compared to the real estate market as a whole, the commercial estate market has been performing relatively well. It remains to be seen whether this unique situation will last into the next year. Dynamis expects the real commercial estate market, too, to be affected by the changing market.

BYD AUTO, one of the latest international investments in Rotterdam, will help the island Schiermonnikoog, to launch Europe’s cleanest city bus fleet. In the official announcement BYD came out on top in their electric bus tender, the very first open electric city bus tender in Europe. BYD scored the highest in meeting program goals and won not only an order for the six electric buses, but also a 15-year maintenance contract.

Yongping Chen, Business Director of BYD AUTO Netherlands added, “We are honoured to win the first European electric bus tender beating all other bus companies. The Friesland Province really has an understanding in preserving the environment and developing sustainable economy.”

The province has identified that over a third of their CO2 emissions are the result of traffic and transportation pollution, therefore, they have chosen to electrify public transportation. As the province adopts more and more renewable sources of energy, the benefits are immediately realized in reduced public transportation emissions with electric buses.

With this first step in Europe BYD is trying to bring their “Green City Solution” not only to the Netherlands but to the whole of Europe. With the help of the Rotterdam Investment Agency and the Netherlands Foreign Investment Agency BYD chose for the expansion of their existing BYD establishment in Rotterdam to their European Headquarter with the main focus on their e-bus and e-taxi business.

Henry Li, Senior Director of BYD Group and General Manager of BYD Europe BV: “We think that Rotterdam with its Green ambition is the right place for us to establish our headquarter in Europe. We would like to work with the city of Rotterdam to make it as the first green city in the Netherlands and a pioneer in Europe!”

By the year 2025, the city of Rotterdam aims to be 100% climate proof and leading in energy transition. Rotterdam is a ‘living lab’ for the utilization and execution of sustainable technologies and developments.

Powering Progress Together Business Forum Shell Eco-Marathon On May 16, 2012, Shell and the Rotterdam Investment Agency co-hosted the Powering Progress Together forum which gathered more than 500 leaders, experts and talents from business, government and civil society in Rotterdam, the Netherlands. During the day-long event, dynamic speakers explored the inter-relationship between energy, water and food through presentations and panel discussions.

Mayor Aboutaleb: “Water is the lifeblood of our city and port. Water is both a challenge and essential material for our future development.”

Rotterdam is a fitting place to bring people together to explore the complex relationship between energy, water and food. Almost entirely destroyed during World War II and one of the most flood-exposed cities in Europe, the city has overcome adversity to become the world’s second busiest port, a main trading and distribution centre for food and agricultural products in Europe, and a world leader in water management – it aims to be the most sustainable world port city.
